Waterman : 20 Great Eastern Street

Colt Technology's new 5,700m London Headquarters, 20 Great Eastern Street, is ideally located in Shoreditch, London's creative hub.

The existing building has been refurbished and extended to create the new environmentally considerate Class B1 office, housing up to 800 employees. It comprises of a single basement level, ground, six upper levels and a roof plant area. There is also a roof terrace and café / hub situated on the ground floor capable of accommodating more than 550 people.

Our Building Services team was appointed to provide full MEP design services further to developing a completely new servicing strategy for the building alongside Project Manager and Quantity Surveyor MACE, Perkins+Will and Paragon Construction.

As part of the refurbishment works, the cladding was remodelled with a new high performance glazing which has significantly reduced energy use, whilst a new core and lift shaft were built at the West end of the building to improve the floor plate efficiency and optimise the net lettable area. The refurbishment has reduced CO2 emissions by 70% compared to the original building performance, improving the EPC rating from D to B.

Our teams servicing strategy adopts a modern 'exposed services' approach with fan coil units and new energy efficient LED lighting which were hung from the existing soffits in conjunction with acoustic rafts to control reverberation.

The project was successfully delivered within budget in October 2016, capturing the essence of the team's aspirations in addition to meeting Colts unique requirements.
