Notice of Dividend

The Company hereby announces the payment of a third quarterly interim dividend for 2016 of 1.28125 pence per Ordinary Share. The Company will be offering a scrip alternative with this dividend.

No Property Income Distribution ('PID') is included in this interim dividend.

Shareholders wishing to elect for the scrip dividend alternative who hold their shares in certificated form and have previously completed, and not withdrawn, a scrip mandate form, need take no further action.

Shareholders who hold their ordinary shares in CREST must elect for the scrip dividend alternative by submitting an election by CREST input message.
