This latest deal takes the total transaction volume by Middle Eastern investors in London in 2018 to £1.26 billion, according to Savills research. With a further £127 million of deals believed to be under offer, expected to exchange or complete by 31st December 2018, Middle Eastern investment in London is anticipated to top £1.38 billion in 2018, up 30% on last year's activity, says Savills, and ahead of 2016 also (9%).

Comprehensively refurbished in 2017, 202 Hammersmith Road provides 14,746 sq ft of Grade A office space which benefits from an attractive, period façade. Victoria Beckham Ltd pays an annual rent of £794,471, subject to an upwards-only review in 2022. The building is well positioned in the heart of Hammersmith's commercial district, with surrounding occupiers including global brands L'Oréal, FOX and Walt Disney.

Jonathan O'Regan, director in the Central London investment team at Savills, comments: 'We received strong interest from both international and domestic capital for this high profile investment. The combination of secure, long-dated income with exceptional Grade A office space resulted in a record capital value per sq ft for Hammersmith'.
