(Stock code: 01335) VOLUNTARY ANNOUNCEMENT UPDATE ON PROPERTY DEVELOPMENT PROJECT

The board of directors (the "Board") of Sheen Tai Holdings Group Company Limited (the "Company", together with its subsidiaries, the "Group") would like to provide an update regarding the property development project, Sheen Tai Garden (順泰雅園) (the "Project") located in Xuzhou, Jiangsu Province, the People's Republic of China.

The Project is undertaken by Xuzhou New Advantage Real Estate Development Co., Ltd. (徐州新 優勢房地產開發有限公司) ("Xuzhou New Advantage"), an indirect wholly-owned subsidiary of the Company. On 17 May 2017, Xuzhou New Advantage received an opinion letter on environmental protection for completion inspection and acceptance issued by the Environmental

Protection Bureau of Xuzhou (the "Opinion Letter") regarding the Project. According to the Opinion Letter, the Project has satisfied all requirements and passed the environmental protection completion inspection.

As at the date of this announcement, the Project has satisfied all the requirements of the relevant governmental authorities of Xuzhou and the properties in the Project are ready to be delivered to the purchasers.

Shareholders and/or investors should be noted that this announcement is published as a voluntary disclosure aimed to allow the public to acknowledge the latest development of the Company.
