JACKSONVILLE, Fla. - October 12, 2021 - CSX (NASDAQ: CSX) today announced that the Highway 223 East Site in Jackson, Tenn., has been designated a CSX Select Site.

Select Sites are development-ready properties along the CSX network where standard land use considerations have been addressed and comprehensive due diligence has been performed. Capable of meeting the needs of a wide variety of manufacturers, Select Sites significantly reduce the time required to develop new facilities and ultimately bring products to market.

"Tennessee continues to offer a strong value proposition for businesses," said Tom Tisa, head of business development at CSX. "Jackson's Highway 223 East Site makes a compelling business case, delivering on our program objective to provide industrial companies with easier development decisions."

CSX introduced the Select Site program in 2012 to better serve new and existing customers on its network and those of its short line partners. CSX partners with Austin Consulting, a nationally known site-selection consulting firm, to screen candidate sites and assist communities with the application and certification process.

"The property is nearly flat and surrounded by a four-lane divided highway and an established industrial park served by a CSX branch line," said Jonathan Gemmen, senior director, Austin Consulting. "The property is capable of providing a significant amount of electricity for a large rail-served manufacturing operation."

Just over an hour's drive northeast from Memphis, the 316-acre site is located one-half mile south of Interstate 40 on the west side of the City of Jackson.

"When we selected this site, it was because we knew that its attributes would be attractive to future investors, and this designation from CSX validates that," said Jackson Mayor Scott Conger. "This site puts us among a select few communities with the ability to attract top level manufacturing companies looking to grow."

Jackson officials began the process of purchasing the property nearly six years ago, when the Highway 223 East property was identified as a candidate for CSX Select Site designation. Since then, several organizations have provided grants, physical investment and staff time to prepare the site for future industry. Contributors have included Tennessee Valley Authority, Jackson Energy Authority, Tennessee Department of Transportation, Tennessee Department of Economic Community and Development, and the Jackson Chamber, which markets the site on behalf of the city of Jackson.

"This site has all the qualities that companies are looking for with regard to rail service, utilities, location, environmental soundness and speed to market," said Mandy White, senior vice president of economic development for the Jackson Chamber.

The Highway 223 East Site is the third property in Tennessee to be designated a CSX Select Site. It is one of 25 properties across CSX's service territory to meet the rigorous site selection criteria.

"With the investment that the State of Tennessee has made in site readiness, it seems appropriate that CSX designate another Select Site in Tennessee," Tisa said.
