Deutsche Industrie REIT-AG acquires three commercial properties in Euskirchen, Gruensfeld and Oschersleben

Rostock, 17 June 2020 - Deutsche Industrie REIT AG (ISIN DE000A2G9LL1) acquires three commercial properties in Euskirchen, Gruensfeld and Oschersleben.

The production and logistics property in Euskirchen (North Rhine-Westphalia), which was acquired via a sale-and-lease-back process, is primarily rented to a long-term tenant from the area of ??the manufacture of paper products. The annual net cold rent for the approx. 41,980 m² of usable space and approx. 118,000 m² of land was agreed to contemporary market terms with an initial tenancy duration of 10 years plus a further five-year extension option. The property has a direct connection to the national traffic arteries and offers the tenant production-favorable location advantages in the form of self-sufficient water supply and disposal facilities. The gross initial yield amounts to approx. 11.4%.

The production and logistics property located in Gruensfeld (Baden-Wuerttemberg) consists of a modern industrial property with an attached office building. It is currently fully let to two companies from the fire protection industry. The total rentable area of ??the location is approx. 3,244 m² on a plot of about 9,000 m². The annual net cold rent for the currently unlimited tenancy agreements amounts to approx. 186 k?. The current tenant is an international German logistics company that uses the entire property as a single tenant. The property has a total usable area of ??approx. 15,000 m² on a plot of about 44,200 m². The agreed annual net cold rent is approx. 378 k? with a WALT of about 1.5 years. The property offers sufficient maneuvering and turning space for heavy goods traffic and an advantageous connection to the A2 and A14 motorways near Magdeburg. The purchase price of 3,000 k? translates to a gross initial yield of approx. 12.6%.
