DETAILS OF ADVANCED DISTRIBUTION IN CONNECTION WITH THE PRIVATE PLACEMENT

Capitalised terms used herein, but not otherwise defined, shall have the meanings ascribed to them in the announcement of ESR-REIT dated 6 May 2021 titled "Notice of Record Date" (the "Notice of Record Date Announcement").

Further to the Notice of Record Date Announcement, ESR Funds Management (S) Limited, as manager of ESR-REIT (the "Manager"), is pleased to announce that the Advanced Distribution per unit in ESR- REIT ("Unit") for the period from 1 April 2021 to 17 May 2021, being a taxable income distribution, is 0.410 Singapore cents.

Unitholders whose securities accounts with The Central Depository (Pte) Limited were credited with Units as at 5.00 p.m. on 17 May 2021 are entitled to the Advanced Distribution that will be paid on or around Thursday, 17 June 2021. For the avoidance of doubt, the holders of the New Units issued pursuant to the Private Placement are not entitled to the Advanced Distribution.

The next distribution following the Advanced Distribution will comprise ESR-REIT's distributable income for the period from the date the New Units were issued pursuant to the Private Placement, being 18 May 2021, to 30 June 2021. Quarterly distributions will resume thereafter.

The Manager hereby confirms that, after making payment of the Advanced Distribution, ESR-REIT has sufficient financial resources to fulfil its liabilities as and when they fall due.
