Ina Invest Half-Year Report: Successful IPO lays foundation for Switzerland's most sustainable real estate portfolio
Successful IPO with market capitalisation of CHF 215 million on 12 June 2020. Sustainable real estate portfolio with great upside value potential performs positively as planned. Successful pre-marketing of Tender high-rise. Ground-breaking ceremony for the Elefant building imminent.

Zurich, 19 August 2020 - On 12 June 2020, Ina Invest Holding Ltd. opened the SIX Swiss Exchange's 2020 IPO season with its successful offering. The new property company, with its strategic focus on sustainability, met great interest from existing Implenia shareholders and new investors.

Today's interim report shows a balanced result before one-time transaction costs from the IPO, thanks in part to initial changes in value of CHF 541,000.

First milestones in development of real estate portfolio
Currently, the main focuses of the development portfolio are the Tender and Elefant projects on the Lokstadt site in Winterthur. The Tender is a 10-storey high-rise building with 82 owner-occupied apartments in total, 39 of which form part of the Ina Invest portfolio, and a commercial unit. Pre-marketing started in July and more than 40% of the apartments have already been reserved. The Elefant building complex will include space for offices and services. The development combines the site's historic industrial architecture with modern, multi-functional and generously designed work environments. The Elefant has already been fully let to SWICA even though the official ground-breaking ceremony isn't planned till October 2020.

The good progress made by these two projects can be seen as the company's first successful milestone. It shows that Ina Invest is well placed in terms of both its strategy and its real estate portfolio.

Attractive and well-diversified portfolio
Ina Invest has a forward-looking real estate portfolio with a current development ratio of 100%. The portfolio is well diversified regionally, with properties in attractive locations, and it includes an interesting mix of usage, with a 50% residential share. As a consequence, it has plenty of upside value potential. Its diversified portfolio, operational excellence and lean fixed cost base give Ina Invest an attractive risk profile. This is also reflected in its interim results.

Outlook
Ina Invest's main focus for the immediate future is to continue the successful marketing of the Tender project, which starts officially for the general public on 1 September 2020. In addition, further investment opportunities that align with Ina Invest's strategy are being evaluated.
