Sadena Real Estate, S.L.U. acquired Office Building Located in Sant Cugat del Vallès, Barcelona from Inmobiliaria Colonial, SOCIMI, S.A. (BME:COL) for €27.2 million on September 23, 2021. As pert of the transaction, the acquisition fee of €0.3 million (SGD 0.5 million) (the “Acquisition Fee”) payable in cash to the Manager (being 1.0% of the purchase consideration pursuant to the Trust Deed (as defined herein)); and the estimated professional and other fees and expenses (including debt financing costs) of €1.6 million (SGD 2.5 million) incurred or to be incurred by IREIT in connection with the acquisition. The acquisition was financed with a bank loan of €13.6 million (SGD 21.5 million) and the balance of €15.5 million (SGD 24.6 million) is financed with internal cash resources. In addition, approximately 221,802 new units are issued at an illustrative price of SGD 0.615 per new Unit for the management fee payable to the Manager in relation to the Property for FY2020. Acquisition Fee payable to the Manager will be paid 100% in cash.
