JLL announced today that it is officially launching a high-end prebuilt campaign that will result in two spectacular luxury office suite duplexes carved out of the unique glass addition built atop 520 West 20th St.

Located just off the High Line in West Chelsea, 520 West 20th St. is a one-time warehouse that was transformed by famed architect Morris Adjmi and uniquely reimagined as a seven-story, 100,000 square feet property with 17,000 square feet of private and shared outdoor spaces and sweeping views from a spectacular rooftop.

Morris Ajdmi Architects redesigned the 1914 warehouse to preserve much of its historic features, including original concrete, brick and timber and generous ceiling heights that make it highly desirable to gallery tenants. The building's lobby has a custom reception desk with a large feature wall designed with repurposed railroad ties in a nod to the history of the High Line. On the roof, the building's mechanical equipment is elegantly incorporated into the design of a 7,000 square feet landscaped terrace that features multiple seating areas and views that take in the High Line, the Hudson River waterfront and esplanade, the Financial District and the eclectic West Chelsea neighborhood that flanks the property.

World renowned gallerist David Zwirner Gallery recently leased 36,000 square feet across the entire second and third floors for 10 years as part of a strategic expansion of the company. The highly acclaimed Selldorf Architects designed the Class A headquarters for Zwirner, who has additional locations in New York, Los Angeles, London, Hong Kong and Paris.

David Zwirner Gallery joins an all-star roster of leading art purveyors who have taken space at 520 West 20th Street. David Kordansky, the powerhouse art dealer based in Los Angeles, opened his first New York location at the property in May, and Kurimanzutto, one of Mexico's pre-eminent contemporary art galleries, is set to debut its first exhibition at the building this month.

With the first three floors now fully occupied, Elijah Equites has retained Corgan Architects to complete the interior design of two duplex offices across floors four through seven, each connected by interior stairs and featuring expansive outdoor space. Floors four and five will be blended to create a 24,000 square feet duplex with a 7,000 square feet wraparound and partially covered terrace unique in NYC. The column-free fourth floor features original exposed brick and polished concrete floors while the fifth floor boasts floor-to-ceiling glass and a bright, open floor plan. The combined floors six and seven will create 27,000 square feet of bright, flexible space within the jewel-box glass and steel addition offering a 360-degree vantage of the city.

Both duplexes will have access to the rooftop and feature luxury finishes that include executive restrooms in Italian marble, a state-of-the-art pantry with top-of-the-line appliances and 15 ft. ceilings.

The JLL leasing team led by executive managing director Clark Finney, managing director Brett Harvey and vice chairman Howard Hersch, is marketing the remaining available space at the building for lease.

"Elijah Equities has invested thoughtfully into award-winning design to create a spectacular new office property that stands out as one of the premier downtown office buildings catering to forward thinking tenants, with customized outdoor space and luxury interior finishes," said Finney.

Hiram Haddad, principal of Elijah Equities, added, "We are delighted to welcome David Zwirner Gallery to our tenant family. It is especially fulfilling to see our family's vision for this spectacular building come to life. As commercial tenants begin to welcome their employees back to the office, we are fortunate to be able to offer a best-in-class product combined with an unmatched level of dedicated outdoor space - precisely what is most sought after in today's post-pandemic working environment."

According to Brett Harvey, 520 West 20th St. appeals to companies which have embraced flexible work patterns but who continue to seek office space that works for their business, their clients' and their employees. He said, "520 West 20th St. stands out in the marketplace at a time when it has never been more vital to provide office space that encourages face-to-face relationships and promotes a culture of responsiveness. It's award-winning design, considered amenities and dynamic location present companies with a customized boutique office experience ideally suited to modern working conditions."

520 West 20th St. is within walking distance of the local C and E trains at the 23rd Street station on Eighth Avenue while the express A train is about the same distance to the south at the 14th Street station. Well-known for its expressive and diverse culture, West Chelsea is home to more than 200 art galleries, some 2,000 dining establishments and bars, and an array of boutiques and chain retail options. Its proximity to residential pockets of the Flatiron District, West Village, Soho and Union Square offer the potential of a walkable commute through fashionable streets, some still cobblestoned, and dotted with public squares.

Morris Adjmi Architects' work on 520 West 20th St. has won multiple awards for its design, including: Winner, Architecture +Adaptive Reuse, Architizer A+ Awards - 2021; Winner, SARA NY Design Award of Excellence - 2021; Winner, American Architecture Award, The Chicago Athenaeum - 2021.
