Eiffage - Athletes' Village 2024: Sector E investors divide up the prizes

On July 29, the Groupama Group and CDC Habitat, investors in Sector E of the future athletes' village, signed the VEFA deeds with the SCCV Saint-Ouen Heritage (Nexity, Eiffage Immobilier and CDC Habitat). The village will host athletes from all over the world during the summer of 2024, then transform during the so-called 'Legacy' phase to make way for a brand new district.

An ecological and 100% reversible

village The project, which covers an area of approximately 58,000 m-2 in Saint-Ouen, meets strong ambitions in terms of sustainable development and reconversion. Based on an economical construction method, mixing French wood and low-carbon concrete, it has been designed to allow a total reconversion of the district. Thus, once the summer of 2024 is over, the village will be completely redeveloped to open to the general public, businesses, shops and associations.

Distribution of lots

The acquisitions in VEFA of these assets took place at the same time as the start of work at the beginning of July.

For this project, Groupama Immobilier has mobilized several of its constituents and in particular the AGRICA Group, which is in the majority. The investors represented by Groupama Immobilier become owners of a real estate complex of approximately 19,200m-2, which will be transformed after the summer of 2024 into: 14,800 m-2 of offices, 2,900 m-2 of housing and 1,500m-2 of shops.

CDC Habitat has been particularly involved in the entire Village BIA. At the level of sector E, CDC Habitat has, as a co-developer, actively contributed alongside Nexity and Eiffage immobilier to the design of the project, its residential programming as well as the definition of the targeted ambitions in environmental, social and urban terms. Throughout the Village, the CDC Habitat group carries a complete and inclusive residential path. In sector E, this translates into the acquisition of more than 340 housing units (130 social rental housing, 86 intermediate rental housing, 129 affordable rental housing) as well as 1,600m-2 of commercial premises at the foot of buildings.
