TERMINATION OF TOKUMEI KUMIAI AGREEMENT WITH PHOEBE LLC

We, Parkway Trust Management Limited, as manager of Parkway Life Real Estate Investment Trust ("Parkway Life REIT", and as manager of Parkway Life REIT, the "Manager"), refer to the announcements dated 16 April 2008 in respect of the acquisition of P-Life Matsudo property located in Japan ("P-LifeMatsudo Property") and 29 January 2021 in respect of the divestment of the P- Life Matsudo Property.

With the divestment of the P-Life Matsudo Property, Phoebe LLC no longer holds any property. HSBC Institutional Trust Services (Singapore) Limited (in its capacity as trustee of Parkway Life REIT) has therefore terminated the Tokumei Kumiai agreement dated 11 April 2008 entered between its wholly-owned subsidiary, Matsudo Investment Pte. Ltd., a private limited company incorporated under the laws of Singapore, and Phoebe LLC, a godo kaisha incorporated under the laws of Japan (as amended, the "TK Agreement"), with effect from 29 November 2021.
