STRABAG Belgium has realized one of the largest collective housing projects in Flanders on a former industrial site in Ghent, Belgium. Three new buildings with a total of 59 apartments, a community health center, common rooms and new landscaped areas were created, which were handed over in December 2021. For example, the residents share a garden in the central courtyard, co-working rooms and a workshop.

In addition to the sharing economy, i.e. the sharing of resources and spaces, the residential project focuses primarily on climate protection. 'The Bijgaardehof is the first large-scale project in Belgium that is self-sufficiently supplied with geothermal energy all year round,' explains STRABAG site manager Sjaak Klaassen. For the geothermal probe storage system (BTES), drilling work was carried out at a depth of 148 m, where the ground temperature is a constant 12-degreeC.

After the demolition of the old factory, the public park adjacent to the site was enlarged by 2,000 m-2. The STRABAG team led by project manager Fredereck Meire also managed to preserve the old brick walls and the steel framework construction, so that the special industrial-historical character of the area is preserved.

Thanks to the use of BIM 5D , all of the work - from the demolition of the existing building, drilling and landscaping to the construction of the residential units and the health center - could be intelligently coordinated and even completed three months earlier than planned.
