Zurich, 17 August 2022 - Ina Invest, the Swiss real estate company listed on the SIX Swiss Exchange, has demonstrated impressive positive financial development in the first half of 2022. With an EBIT of CHF 12.0 million, the half-year results are significantly above those for the same period last year (HY 2021: 3.1 million) and have also exceeded the company's own targets. The significant increase in net profit - despite the rise in building costs - of CHF 17.0 million (HY 2021: 2.9 million) stems mainly from successes with respect to rental income and positive changes in value due to operating performance, as well as a relevant one-off effect in the financial result.

Strategic transactions successfully completed
The portfolio has grown significantly to CHF 820 million due to the acquisitions of the Bredella site in Pratteln in January and the property on Rue du Grand-Pré in Geneva in March. This amounts to more than twice last year's value (HY 2021: 385 million). Both projects consist of multi-use real estate in locations set to transform completely in the next 20 years. The two acquisitions benefit the company by providing rental income during the development period. This makes Ina Invest the holder of one of the largest and most promising development portfolios in Switzerland.

Development of flagship projects proceeding as planned
In the case of the "Rocket" project in Winterthur's Lokstadt development, Ina Invest boasts what is planned to be the tallest wooden residential building in the world. The innovative construction was developed by Implenia, ETH Zürich and the civil engineering firm WaltGalmarini. The winning project was drawn up by Schmidt Hammer Lassen Architects of Copenhagen and Cometti Truffer Hodel Architects of Lucerne.

The jury has also reached a decision on the second phase of the "Unterfeld" development in Baar. The process of finishing the new and now fully let "Elefant" buildings and selling the occupier-owned "Tender" flats in Lokstadt, Winterthur and "BaseLink" in Allschwil is going exactly to plan. Finally, a building permit application has been submitted for the "Schaffhauserstrasse" project, which will involve building flexible urban flats for small households in an ideal location between Oerlikon and the University of Zurich's Irchel campus.

Sustainability as a success factor
For Ina Invest, sustainability drives both growth and innovation. The company is setting itself ambitious sustainability targets and is publishing these, including transparent figures, in a detailed sustainability report alongside its half-year results today. On top of this, Ina Invest is pushing to achieve a top rating in the GRESB Benchmark Assessment.

Outlook: further growth and agile organisation
The Board of Directors and Management Board are optimistic about the future. Demand for hybrid real estate in prime locations in Switzerland remains robust. Ina Invest is flexible, agile, and can respond quickly to opportunities and challenges on the market. The company is continuing to stick to its business plan in the second half of 2022, focusing on integrating the new additions to its portfolio in a way that is best for business, while also further developing its attractive pipeline projects.
