"3rd MINAMI AOYAMA" Reaches Completion

A new office building in Aoyama, where people, cities, and cultures meet

Goko Ltd. and Mitsubishi Estate Co., Ltd. ("Mitsubishi Estate") are pleased to announce the completion of "3rd MINAMI AOYAMA" (formerly "Minami-Aoyama3-Chome" Project) (the "property"), a joint development project between the two companies located in 3 Minami-Aoyama,Minato-ku, Tokyo. The completion ceremony was held today on March 16, following the project's completion on February 20 this year. The commercial stores that will occupy this building are set to open in stages, beginning in April.

Notable features of the property

  1. The open-air rooftop terrace provides a next-gen workspace that can serve multiple uses. Internal/external balconies are located on each office floor, and the Pocket Park on the 1st floor serves as a place for local residents to unwind.
  2. The building is prepared for unforeseen events with an earthquake-resistant structure and an emergency power generator, ensuring uninterrupted business operations. The building obtains 100% of its electricity from renewable sources, which enhances its eco-friendliness.
  3. The 1st floor will feature Volvo's brand center and Chef Akira Watanabe's restaurant.

Designed under the theme of "Minami-Aoyama New Junction," the building stands at the crossroads of Aoyama- dori and Gaien-nishi-dori Avenues in Aoyama, serving as a new symbol of diversity and unity among people from different cities and cultures. The building's name, 3rd MINAMI AOYAMA, reflects the concept of a seamless connection between work and private life, embodying a third space where its occupants are not constrained by traditional work practices. The building's completion, alongside the Argyle Aoyamabuilding completed in June 2020, is a significant addition to the Aoyama area, and Mitsubishi Estate is committed to enhancing its overall appeal.

  1. A next-generation workspace that embraces new work styles

Each office floor features both internal and external balconies for exclusive use. The internal balcony is a transitional space that seamlessly connects the indoor and outdoor environments, creating an open and airy feel while being indoors. Both the east and west sides feature open outdoor balconies with 2-3 level atriums, boasting ceiling heights of 7 m to 11 m and a depth of 4 m, serving as a roomy expansion of the workspace. In addition to private balconies, the building offers a rooftop terrace exclusively for tenants to enjoy, creating a versatile space. There is also a kitchen counter for flexible use outside of work and business.

The 1st floor of the office building features the Pocket Park, a green space full of lush vegetation that stretches from Gaien-nishi-dori Avenue to Aoyama-dori Avenue. The furnished site is open to the local community as a space for work and relaxation. The project also aims to connect Gaien-nishi-dori and Aoyama-dori Avenues, allowing for easy navigation around the Minami-Aoyama3-Chome intersection and creating a town that is pleasant to walk in.

Design intent Teruaki Honda, Mitsubishi Estate Co., Ltd

The contrast between the urban scale of the main street and the human scale of the alley is what makes this location charming in our view, and we made a deliberate effort to bring this contrast to the forefront of our design. The external balcony design incorporates elements that echo the urban scale of the dynamic Aoyama-dori Avenue, seeking to encapsulate the liveliness and energy of the people who populate this place. The use of finely detailed tile walls and painted ceilings in the design highlights the human scale, displaying the exceptional workmanship of the craftsmen and coexisting seamlessly with the urban scale.

  1. Ensuring business continuity and eco-friendliness

The building's seismic capacity is 1.25 times greater than the requirement set by Japan's Building Standards Act. Additionally, the building comes with an emergency generator capable of providing 15 VA/m2 of power to a specified area of the office during an outage, with a 48-hour operational time to maintain business continuity.

Mitsubishi Estate has announced that all the office and commercial buildings under its ownership in Tokyo will be powered by renewable energy sources.*1 Since its completion, this property has been powered by RE100- compliant electricity obtained by TEPCO Energy Partner, Inc., contributing to the building's eco-friendliness. It is certified with a triple-star BELS*2 rating for energy efficiency.

*1 This refers to buildings and commercial facilities where we have a majority (over 50%) stake, except for "build-and-sell" type projects and properties earmarked for redevelopment. For the buildings and commercial facilities in which we own less than 50% of the stake, we will consult with our joint venture partners and power some of the properties with renewable energy.

*2 BELS (Building-HousingEnergy-Efficiency Labeling System): A rating system for building energy efficiency. It evaluates and displays the energy efficiency of buildings on a scale of five, based on their primary energy consumption.

  1. An overseas brand launching their first brand center in Japan; stores featuring innovative business models

Volvo, Sweden's premium automotive brand that champions electrification and sustainability, will open a street- level storefront on the 1st floor, facing Aoyama-dori Avenue. With this being Volvo's first brand center in Japan, the plan is to coordinate diverse activities.

Trattoria the Carne Tokyo, a sister restaurant to the Italian restaurant Trattoria Niwain Aoyama, is Chef Akira Watanabe's latest project, set to open adjacent to the Pocket Park in the summer of 2023. With a focus on oven- baked meat, this new Italian restaurant's interior was designed by spatial designer Toshio Koyama. The restaurant's specialty is artfully prepared meat dishes, cooked to perfection in a custom-made oven, paired with an excellent selection of wines to complement the food.
