Oxley has obtained Temporary Occupation Permits

for two Singapore residential properties

Singapore and Hong Kong, 27 July 2021 - Oxley Holdings Limited ("Oxley", and together with its subsidiaries, the "Group"), an international property developer with business presence in nine geographical markets, is pleased to announce that the Company has obtained Temporary Occupation Permits ("TOP") for two more Singapore residential development projects, namely Sea Pavilion Residences and Sixteen35 Residences, in June 2021.

SEA PAVILION RESIDENCES

Sea Pavilion Residences, located at 494 Upper East Coast Road and developed by Oxley Opal Pte. Ltd., a wholly-owned subsidiary of the Company, has successfully obtained TOP on 14 June 2021.

Sea Pavilion Residences is a five-storey boutique freehold condominium containing 24 exclusive apartments in the eastern part of Singapore and nestled within a tranquil residential suburb just a few minutes away from the sea. It is located less than two kilometres away from

Tanah Merah MRT Station along the East West Line, and is close to the East Coast Parkway with easy access to the city centre and other major destinations.

The project that has been fully sold, has a gross development value ("GDV") of $33 million and offers facilities such as swimming pool, sky garden and basement parking. The Group has collected all the payments due at TOP from the buyers.

SIXTEEN35 RESIDENCES

Sixteen35 Residences, located at 16 Geylang Lorong 35 (off Sims Avenue) and developed by the Company's wholly-owned subsidiary, Oxley Pearl Pte Ltd, has successfully obtained TOP on 21 June 2021. The 99-year leasehold residential and institutional mixed-use development project comprises 60 apartments in an 8-storey building and offers facilities such as swimming pool, gym, outdoor fitness corner and car parking lots.

The headquarters of Huang Shi Zong Hui Singapore (Huang Clan Association) is housed on the second and third storeys of the development. It is centrally located in the city fringe, a short walk to Paya Lebar MRT Interchange and is in close proximity to National Stadium, Singapore Sports Hub and Marina Bay Financial Centre. Reputable schools such as Kong Hwa School and Geylang Methodist Primary and Secondary Schools are close by.

The project that has been fully sold, has a GDV of $56 million and all the payments due from

buyers at TOP have been collected by the Group.

THE GROUP'S RESIDENTIAL DEVELOPMENTS

As of today, three out of the Group's ten residential development projects in Singapore have obtained TOP. The first project to obtain TOP was The Addition on 21 April 2020. The Addition, a private condominium that is in close proximity to Potong Pasir MRT Station, is now fully completed, having obtained the Certificate of Statutory Completion and Subsidiary Strata Certificates of Title in early 2021.
