Fastighets AB Balder and Geely Europe Innovation Centre AB form a joint company to develop, construct and manage the sixth building at Uni3 by Geely on Lindholmen. In spring 2022, Geely submitted the building permit application for the B46 and the construction work began in June. Balder and Geely have now agreed to move forward with the development of the project as a joint venture.

Geely Sweden Holdings is Sweden's holding company and includes amongst other assets the real estate company Geely Europe Innovation Centre AB, which operates the corporate campus in Lindholmen. B46 is a 12-storey building which covers approximately 17,500 sqm. In addition to office space, there are amenities including a restaurant, shops, exhibition space on the ground floor and a roof terrace.

B46 is designed according to the Swedish environmental certification Miljöbyggnad Guld and covers the building's material use, indoor environment and energy consumption. In November, the tech company Sinix Group was announced as a tenant and will be among the first to move in. The business community have shown a strong interest in Uni3 and discussions with potential tenants are ongoing.
