In Lagord (17) near La Rochelle, within the eco-responsible park Atlantech initiated by the agglomeration community of La Rochelle, will be developed one of the first low-carbon urban districts in France. Block 2A of this operation will be one of the first achievements. Carried by Eiffage Immobilier,Aquitanis and Axanis, it will be composed of 127 mixed housing units spread over 7 buildings labeled E3C2, and it is symbolically that its 1st tree was planted in the presence of Arnaud Grau, Mayor of Lagord, Olivier Genis, President of Eiffage Construction and Jean-Luc Gorce, Ceo of Aquitanis.

Located on a former military plot of 27 hectares, this requalification, which is part of an urban and social revitalization process, will make it possible to establish 330 housing units, economic activities and a research center, all in a landscaped setting.

In the real estate complex of block 2A, Eiffage Immobilier markets the residence 'Echo' composed of 50 free-to-own housing units spread over 3 separate buildings that vary from R+2 to R+4, and whose design-construction is ensured by Eiffage Construction,as our unique builder-developer model wants. Axanis realizes 23 dwellings and 3 detached houses, and Aquitanis 51 dwellings.

The low-carbon construction of the complex involves the optimization of the structure of the buildings, the frugality of the building and the limitation of our consumption of raw materials combined with the use of cement type CEM III: this innovative approach aims to reduce the carbon impact of the construction by about 30%.

In addition to frugality and optimization of the building, an innovative approach has completed the approach with the use of so-called 'low carbon' concrete whose Hoffmann 0% clinker binder makes it possible to divide by 4 the carbon impact on the construction.

Building on Sekoya, the low-carbon solutions platform developed by Eiffage and its industrial partners, Eiffage Construction called on Circouleur, one of the award-winning companies, to use 90% recycled paint that will be applied to all painted surfaces on the island.

The environmental impact occurs both in the act of building and in the construction itself, which is why Eiffage Construction has chosen to install a life base from end-of-life containers by its entity B3 Ecodesign whose design is optimized in terms of space and energy performance. The latter also involves a bioclimatic design, a high-performance thermal envelope, photovoltaic panels that will produce sufficient energy for the self-consumption of common areas, the production of heating and domestic hot water by double-service collective heat pump (air - water) per building.

All these initiatives are part of the Eiffage Group's ambitious environmental approach and allow the project to be labelled E3C2, BBCA and Bepos Effinergie 2017, NF Habitat HQE 6*.

In addition to an environmental approach, block 2A integrates a CSR dimension: - a participatory concierge will be set up as a facilitator of living together with our partner Reciprocity, - a management of used equipment and recycling of materials will result in the establishment of a collection circuit, - a greenhouse will be installed in the heart of the island, composting areas will be installed, - in addition to promoting the employment of essentially local subcontractors, the site will integrate the employment of people in integration.
