Heijmans acquires IIBO factory and will start industrial-scale construction in 2022

Heijmans will start with the construction of timber frame homes and will accelerate to large-scale production in 2022. To this end, Heijmans is acquiring IIBO's energy- neutral factory with immediate effect and cooperates with an experienced partner. As the creators of a healthy living environment, Heijmans will apply timber frame construction technology on a large scale. This underlines the ambition to CO2- neutral construction.

"Own industrial-scale timber frame construction is a logical and important choice for Heijmans. We want to make major strides on this front as of tomorrow, not a couple of years down the road. Hence the decision for this acquisition. It is also in line with the nationwide need in the Netherlands to increase the housing stock and make it more sustainable. To which Heijmans is looking to make its significant contributions, as the creators of a healthy living environment."

"With this production facility we commit to the construction of healthy, standardised timber frame homes, whilst maintaining a wide variation in appearance. On top of this, we will continue to produce concrete-based homes with our existing co-makers. Heijmans is therefore effectively opting for a two-track strategy. On one hand, the acceleration of prefab production of industrial-scale timber frame homes from 2022. On the other, the continuation with our initiative to build increasingly sustainable conceptual homes using concrete. This two pronged approach is our response to changing demands and desires in the housing market."

Acceleration of in-house production

Heijmans will begin as of next month with industrial-scale timber frame construction as a sustainable and healthy housing solution. This will happen in several phases. Following the acquisition of IIBO's factory and staff - enabling the advancement of in-house manufacturing using existing expertise and experience - Heijmans will start production in its own facility in 2022. In addition, Heijmans will be able to call upon the know-how and expertise of fellow construction company VDM Woningen. This will steepen the expected

learning curve and considerably reduce the leadtime to actual production. Hence the production facility will be operational already from the second half of 2022.

800-1000 timber frame homes a year

At the production facility of our partner VDM, timber frame homes will be manufactured as of January 2022, for projects developed by Heijmans in amongst others Zeewolde, Norg and Amersfoort. A total of around 100 homes will be produced in 2022. In 2023, that number will be doubled to 200 homes in Heijmans' own production facility. After 2023, we expect to increase production to around 800-1000 timber frame homes a year.

On the way to CO2-neutral homes

By using timber frame construction, Heijmans is taking the next step towards circular and energy neutral construction. This is fully in line with our ambition to be emission free by 2030. And the environmental gains are immediate, as IIBO's factory is already 100% CO2 neutral. Using timber also reduces the heft of homes by roughly 50%. And in the in-use phase, this new generation of homes generates the same amount of energy as it consumes. Timber is also circular, which means that following the in-use phase it contributes to an overall smaller CO2 footprint for these homes over their entire lifecycle. Finally, timber frame homes contribute to a healthy living environment.

Faster production, lower failure costs and ample choice for customers

To ensure the process gets off to a solid start, Heijmans sought to cooperate with experienced players in this segment, both in terms of production as well as digitisation. Value chain integration ensures optimum efficiency throughout the entire process, from buyer's choices right to the home's completion. A serial smart digital construction process has a reduced burden on the building locations and therefore creates less strain and inconvenience for the neighbourhood.

Industrial-scale construction also leads to lower failure costs and speeds up the housing construction process. And because Heijmans will be working on the basis of a so-called 'variation library' it will be able to incorporate specific and diverse customer wishes simply as well as flexibly, leading to a varied end product.

IIBO

Frisian firm IIBO ('Intelligente Innovatie Bouw Oplossingen' - Intelligent Innovation Building Solutions) constructs homes in short production cycles thanks to its standardised, industrial construction system. Heijmans has acquired the existing production facility, which till this day is still successfully producing large numbers of timber frame homes. Heijmans has also taken an option on the adjacent land with a view to accommodate potential expansion. The Heerenveen city council has said it is pleased with the arrival of Heijmans and is looking forward to a solid and long-term cooperation.

VDM Woningen

VDM Woningen has been building sustainable, high-grade and energy-efficient homes since 1880. Heijmans can use VDM's expertise and its production facility as a springboard to start production of timber frame homes as early as January 2022. Hence Heijmans will be able to gain sizeable experience in smart, industrial-scale timber frame construction over every phase of the construction process, from design through to completion.
