Q: What Makes Your Smart Series Homes Smart? Does A Smart Series Home Come with a Technology Package?

A: To M/I Homes, smart means something different than the typical technology-based 'smart.' To us, smart means easier, quicker, less-stress, and more fun!

We named this product line 'Smart Series' because we have pre-planned design packages that take the stress out of building a home. It's easy to get caught up in which grout color you should pick or what style of trim goes with your style, so we removed that aspect of the process!

We want you to focus more on the exciting world of being a homeowner rather than the nitty-gritty details that can take away from your experience.

Q: Do All Floorplans Have the Same Packages to Choose From?

A: Yes! Any floorplan you buy within the Smart Series lineup can be personalized to your own unique style using the same set of design packages. We have three different levels of packages, ranging in price and included features. We'll guarantee a beautifully designed home no matter which plan you choose.

Q: Do I Have to Choose Everything in the House?

A: No! As far as structural options such as adding a covered patio or a bay window, you'll select those items one by one at the time of contract. For the design aspect of the build, you'll get to preview real-life samples of each package, and once you pick the package that fits best for you-we do the rest from there!

Q: Can I Add Things to My Smart Series Home Such as Extra Windows, Or Customize the Space By Moving Walls, Etc.?

A: Because this product line is designed to be as stress-free and straight forward as possible, we don't allow any custom modifications to the floorplans. You have the option to upgrade each space to include a bay window or covered patio where available, but unless the modification is listed on the floorplan as an option, we won't be able to accommodate any other customizations.

Q: How Do I Know If I Can Afford to Buy a Home?

A: Talk to our loan officers at M/I Financial! These experts will be able to get you pre-qualified and break down your total loan amount into monthly payments, so you can compare to what you may be currently spending in rent to what you would be paying for a mortgage. The loan application only takes about 5-10 minutes to complete and you'll hear back from our team within 24 hours!

Q: What Are the Requirements to Qualify for a Mortgage, And Are There Different Types of Mortgages?

A: Loan requirements vary depending on the type of program you apply for. Your loan officer will be able to break down each of the different programs with their respective requirements for you during your initial meeting.

A: We get it! Buying a home is a huge step in life, and we want you to be as prepared as possible for what's to come. Q: Okay, We Signed Our Contract. What Is the Construction Process Like?

A: Congratulations! Now you can expect to hear from your Construction Manager, who will be leading the build process of your new home. You will periodically meet with them at different stages of the build process as well as receive weekly calls or emails to ensure you are always in the know of your home's progress.

A rough breakdown of the new home construction process is as follows:

  1. Builder-Buyer Conference: This is a pre-start meeting where your Construction Manager will go over every inch of your blueprints with you and walk you through the next 4-5 months of building.
  2. Frame Walk: This takes place after your home has been framed, but before your dry wall is installed. You can expect to walk through each room and get a thorough break down of electrical, plumbing, and other behind-the-scenes items once drywall is installed.
  3. New Home Orientation: This is the final walk-through with your Construction Manager before your close date. Your home will be 95-100% complete at this point! You're almost home!
  4. Closing Day: Once the paperwork is signed and keys are handed over, the home is officially yours! We hope you enjoy it as much as we enjoyed building it!
