CLPe announced that it has signed an agreement with Shui On Group for Hong Kong's first Cooling as a Service (CaaS) project.

The new cooling system to be installed at Shui On Centre in Wan Chai will significantly enhance the energy efficiency of this Grade A office building. Shui On Centre is a 34-storey Grade A office building with a total gross floor area of approximately 51,500 square metres. According to the Build-Operate-Transfer (BOT) agreement, CLPe will fund, design, construct, operate, and maintain three freshwatercooled chillers with an artificial intelligence (AI) management system to provide air conditioning service at Shui On Centre. During the service period, CLPe will work closely with Shui On Group's listed subsidiary SOCAM Development Limited (SOCAM), who is currently the property management agent of Shui On Centre via Pacific Extend Property Management Limited, its wholly-owned subsidiary.

Construction of the CaaS system is in progress and is expected to complete in the third quarter of 2023. Once completed, CLPe will receive a service fee for a period of 15 years. The new freshwater-cooled chiller plant which is controlled by the AI management system PlantPRO will have a maximum capacity of 2,100 refrigeration tonnes. PlantPRO draws on machine learning technology to collect and analyse data from chiller plant, and makes realtime adjustments to provide the most energy efficient air conditioning service.

The new chiller plant equipped with PlantPRO and building management system is expected to reduce electricity consumption by more than 30% compared with the existing seawatercooled chiller plant, reducing 370 tonnes of carbon dioxide emissions a year.
