In 2021, Eiffage Immobilier and Eiffage Amenagement continued their development while strengthening their commitment to the ecological transition, diversity and quality of life in the heart of cities.

Eiffage Amenagement, a positive

impact developer Eiffage Amenagement confirms in 2021 its position as a major private player in the field of urban planning, with 1,200,000 m-2 in progress and 900,000 m-2 in development.

Eiffage Amenagement continued to carry out several major operations in the territory, including the housing program on the Ponant block in Plessis-Robinson (92), the creation of the Lize district on the site of the former barracks of the same name in Montigny-les-Metz (57) and phase 2 of the LaVallee eco-district in Chtenay-Malabry (92).

The requalification operation of the ZAC des Hauts de Joinville in Joinville-le-Pont (94) has been completed.

The Cite Internationale de la Gastronomie et du Vin de Dijon (21) will be delivered in May 2022.

The development concession for the ZAC Lallier-Gare des 3 communes a l'Hay-les-Roses (94) on 51,000 m2 was won in July 2021.

Eiffage Amenagement has acquired from the PSA group a land with a right-of-way of nearly 21 hectares on its historic site of Rennes - La Janais in the communes of Saint-Jacques-de-la-Lande and Chartres-de-Bretagne (35).

Housing reservations amount to 4,164 units (3,612 in France), 45% of which are in block sales to institutional investors and social landlords.

In the tertiary and hotel sectors, the company has nearly 230,000 m-2 under construction or under development throughout the country, and more than 900 rooms under construction or assembly.

Responding to the increased challenges of demographic aging, Cocoon'Ages intergenerational residences continue to grow with 10 residences delivered in 3 years, 10 under construction and 20 under development. For their part, the Cazam senior service residences, launched in 2019, are gaining momentum with the signing of 2 new residences in Vernon (27) and Hay-les-Roses (94). 3 are under construction, including one in Clermont-Ferrand (63). The first Cazam residence will be delivered in 2022 in Pontoise within the Cours des marchandises ZAC led by Eiffage Amenagement.

Creation of the subsidiary Habitat Solidaire which mobilizes in favor of housing for all. Backed by major managers of stabilization and emergency accommodation centers, Eiffage Immobilier Habitat Solidaire will offer the State and local authorities turnkey projects on land awaiting transfer thanks to precarious permits with more qualitative accommodation thanks to the expertise of Eiffage Construction industrialized solutions.

In April 2021, creation of the structure Eiffage Immobilier low-carbon industrialized solutions, to address new markets in the 2nd and 3rd ring of Ile-de-France (individual houses and small collective) and contribute more massively to the reduction of greenhouse gas emissions. This new structure makes it possible to develop solutions that offer many advantages: saving 10 to 12 months on delivery, reducing nuisances for local residents, improving risk management on construction sites, etc.

The year 2021 also marks the launch of work on the Paris Games Athletes' Village, an emblematic operation combining wood and concrete with a reduced carbon footprint, and carried out by a group to which Eiffage Immobilier belongs.

In the residential sector: 43 operations have been launched representing a potential for the marketing of 3,531 dwellings. Eiffage Immobilier is also continuing its activity in the student and tourism residence segment with the launch of a 52-lot tourist residence in Les Deux-Alpes (38) and 189 student housing units in Villeneuve d'Ascq (59).

In commercial real estate and hospitality, Eiffage Immobilier delivered 6 office operations in 2021, including Window in Rennes, the regional headquarters of Eiffage Immobilier and Eiffage Construction, a 100% BIM project. Work on the 9,000 m-2 of shops on the LaVallee site in Chtenay-Malabry (92) and the 5,900 m-2 in Nice (06) within the Joia Meridia project have been launched. In the hotel industry, the 171 rooms of the two Hilton hotels in Tours (37) have been delivered.
