(November 8, 2021) Shimao Group Holdings Limited ("Shimao Group" or the "Company", and its subsidiaries, together the "Group", stock code: 813.HK) is pleased to announce certain unaudited operating statistics for October 2021.

The aggregated contracted sales from January to October 2021 amounted to RMB241.844 billion and the aggregated contracted sold area amounted to 13,665,244 sq. m.. The average selling price for the ten months ended October 31, 2021 was RMB17,698 per sq. m..

In October 2021, the Group's contracted sales was RMB20.341 billion, the contracted sold area was 1,175,331 sq. m.. The average selling price for October was RMB17,307 per sq. m.. Due to pandemic and regulatory policies uncertainty, the market has a strong wait-and-see sentiment, so both primary and secondary market were weak.

News in brief:

1. Leveraging on the consumption potential, diversified businesses of Shimao achieved good results during National Day Holiday
   Shimao's diversified businesses had been well-prepared for this year's National Day holiday. The newly opened high-rated hotels lead the "Staycation" trend. Among them, The Yuluxe Sheshan, A Tribute Portfolio Hotel, Shanghai, which is famous for parent-child vacation, has achieved a 100% increase in revenue and occupancy rate during the National Day holiday compared with 2019, and achieved record of the highest single-day revenue of RMB 1.66 million. Commercial and Entertainment businesses stimulated consumption potential with cross-over activities and IP resources. Among them, Shanghai Shimao Festival City launched the crazy shopping festival with the theme of "Everything is awakening." In the first four days during the holiday, the accumulated sales exceeded RMB 36.6 million, and the traffic exceeded 550,000. Shimao Maritime Silk Road Museum and the Palace Museum cooperated with new exhibitions to promote the vigorous development of the cultural industry. The flourishing life scenes of Shimao effectively unlocked the diversified vitality of urban consumption during the National Day holiday, stimulated domestic demand to boost for consumption, and facilitated new economic growth.
2. Shimao has built more than 100 Love Hospitals in 13 consecutive years to support villages development.
   On October 15, "Let the love of medical follow the road" - 2021 Shimao Love Hospital and Medical Equipment Donation Ceremony was held in Guangyuan, Sichuan. Shimao has donated more than 20 medical equipment, including ambulances, electronic gastrointestinal endoscopy, DR systems, and full-digital colour doppler ultrasound diagnostic systems, to 10 Love Hospitals in Sichuan, Yunnan, Gansu, and Shaanxi. At the donation ceremony, Shimao Love Hospitals also received support from Xinhua Hospital affiliated to Shanghai Jiaotong University School of Medicine and launched the first cloud training. After 13 years of donation, there are more than 100 Shimao Love Hospitals in 9 provinces including

Sichuan, Yunnan, Gansu, Shaanxi, Hebei, covering a population of 20 million.

1. Shanghai Shimao (600823.SH) cooperates with Shine Earth New Energy to develop photovoltaics and achieving sustainable development.
   On October 20, Shanghai Shimao and Shine Earth New Energy (Fujian) formally signed the strategic cooperation framework agreement of developing photovoltaics in Shimao commercial portfolio, to jointly promote the sustainable development of Shimao's commercial projects. As a pioneer in green energy-saving, environmental protection, public welfare and sustainable development, Shanghai Shimao first piloted photovoltaic power generation in Shishi Shimao Skyscraper City. The "Green Power" project was officially launched recently. Sticking with the national emission peak and carbon neutrality goals, Shanghai Shimao and Shine Earth New Energy have reached a strategic partnership to actively promote in-depth cooperation in the field of environmental protection technology and green energy conservation, further exert strategic synergy to seek opportunities for cooperation and development.
2. Guangzhou CFC Canton Financial Center was topped out, creating a 320-meter new landmark in Guangzhou Financial City.
   Recently, the CFC Canton Financial Center in Guangzhou International Financial City has officially topped out. This is another "super engine" that Shimao presents to the Guangdong-HongKong-Macao Greater Bay Area. It is also the first project reaching 320 meters in financial city, occupying the main axis of Guangzhou's future economy. As an important member of Guangzhou's TOP5 skyscrapers, the project has a total construction area of ​ ​ 410,000 square meters, including the most prestigious office buildings, luxury apartments, independent commercial and other types of businesses. Since launching in 2021, the Project has won three champions in terms of sales amount, number of units sold, and sales area in Guangzhou commercial and office market, with market share of more than 50%, and was the most popular project in the Guangzhou commercial and office market this year.
3. The "City Manager" city service business was officially released during the 1st Anniversary of the listing of Shimao Services (873.HK)
   On October 29, "Hello City", the 1st Anniversary of listing celebration and launch of city service business ceremony of Shimao Services was held at the Hyatt on the Bund Shanghai. Shimao Service officially released the blueprint for the development of urban service business, with the position of "Shimao Service City Manager", launching a major service product system for urban service research and development, and is committed to realizing the development vision of "Services make cities better". Since its listing, the growth rate of Shimao Services remained industry-leading, maintaining sustainable quality growth with the three strategic strategies of "horizontal integration", "related diversification" and "vertical integration". Through market expansion and investment expansion, up to now, Shimao Services has cooperated with 17 companies. In the first half of this year, the third-party tendering expansion area has increased by nearly 29 times year-on-year, from residential to diversified comprehensive expansion of university campus, industrial park and public facility property services, Shimao Services has officially become a comprehensive property management service provider.
