ARA Trust Management (Suntec) Limited (the “Manager”), as manager of Suntec Real Estate Investment Trust (“Suntec REIT”) is pleased to announce that HSBC Institutional Trust Services (Singapore) Limited (in its capacity as trustee of Suntec REIT) (the “Issuer”), has established a S$500,000,000 Multicurrency Medium Term Note Programme (the “Programme”) and in connection therewith, the Issuer has appointed Citicorp Investment Bank (Singapore) Limited to act as the arranger and dealer of the Programme.

Under the Programme, the Issuer may, subject to compliance with all relevant laws, regulations and derivatives, from time to time issue notes in series or tranches in Singapore dollars or any other currency as may be agreed between the relevant dealer(s) and the Issuer (the “Notes”). Each series or tranche of Notes may be issued in various amounts and tenors, and may bear fixed, floating, variable or hybrid rates of interest or may not bear interest.

The Notes and the coupons of all series will constitute direct, unconditional, unsubordinated and (subject to a negative pledge) unsecured obligations of the Issuer and shall at all times rank pari passu without any preference or priority among themselves, and pari passu with all other present and future unsecured obligations (other than subordinated obligations and priorities created by law) of the Issuer.

The Notes will be offered by the Issuer pursuant to exemptions invoked under Sections 274 and/or

275 of the Securities and Futures Act, Chapter 289 of Singapore.

The net proceeds from the issue of the Notes (after deducting issue expenses) will be applied by the Issuer towards refinancing the existing borrowings of the Issuer, financing or refinancing the acquisitions and/or investments of the Issuer, financing any asset enhancement works in which the Issuer has an interest and general working capital purposes.

Listed on 9 December 2004, Suntec REIT holds properties in Suntec City, Singapore’s largest integrated commercial development (including one of Singapore’s largest shopping mall), Park Mall, Chijmes, a one- third interest in One Raffles Quay, a one-third interest in Marina Bay Financial Centre Towers 1 and 2, the Marina Bay Link Mall and a 20.0% interest in Suntec Singapore International Convention & Exhibition Centre.
