Sveafastigheter has entered into an agreement to divest the Solhusen new-build project, the Orminge 60:6 leasehold in Nacka, to Acer Bostad. The project is scheduled for completion in the second quarter of 2026, according to a press release.

Solhusen is located in Orminge centrum, Nacka. The development comprises 147 rental apartments, including 30 senior housing units, with a total lettable area of 7,911 square meters and an estimated annual rental value of SEK 25 million.

The agreed property value amounts to SEK 438 million, equivalent to SEK 55,300 per square meter, before deductions for deferred tax. The agreed valuation is in line with the most recent external appraisal of the leasehold.

Total investment in the project is estimated at SEK 354 million, representing a project margin of 24 percent. The annual leasehold fee amounts to SEK 2.6 million.
